Broad Mill Development Group (BMDG), developer of Chelsea’s historic Carriage House, located at 159 West 24th Street be-tween Sixth and Seventh Avenues, announced today that the building received a temporary certificate of occupancy (TCO) and that closings are well underway. Only days after obtaining the TCO, Carriage House welcomed its first resident into what is one of New York City’s most talked-about conversion projects, and is now, quickly approaching 50 percent in contract.
“With our first buyers moving in, and more closings lined up, we are definitely seeing an uptick in activity and are excited to enter the next phase of sales,” said Eric Gray of BMDG, developer of the building along with Joshua Sacks and Eamon Roche. “We have seen a substantial number of new offers and have numerous closings scheduled within the next few weeks.”
Carriage House’s stunning lofts and one bedrooms, offering between 556 and nearly 1,100 square feet of meticulously appointed space, have sold quickly. In addition, the building has earned rave reviews for Penthouse A – a 1,279-square-foot, $2.75 million home featuring two bedrooms and two bathrooms, a fireplace, sky lights and 512 square feet of outdoor space with a gas grill – and Penthouse B – a $3.6 million, 1,649-square-foot duplex with two bedrooms, two-and-a-half bathrooms, a fireplace, two terraces, a hot tub and outdoor gas grill.
Envisioning a design aesthetic that blends the property’s unique history as a former stable with contemporary style, BMDG brought award-winning architect Michael Schmitt on board. Today, Carriage House features many of its original elements, including cast-iron columns, a lime-stone façade and exposed brick walls.
Carriage House comprises a mix of two-bedroom penthouses, duplex lofts, lofts, studio lofts and one-bedroom units. With interiors by internationally renowned designer Gustavo Martinez, Carriage House reflects a dual aesthetic with elegant yet comfortable residences, and no detail too small or overlooked. For example, the exterior on each floor is adorned with custom flower boxes with filigree fashioned by the makers of the iconic LOVE sculpture on West 55th Street. Kitchens at Carriage House are outfitted with top-of-the-line Sub-Zero refrigerators and Wolf oven cooktops, while bathrooms feature Carrera marble countertops, a white Thassos tile stall shower, a large soaking tub, gorgeous mosaic tile floors and radiant floor heating. In addition, all residences are customized with Italian cabinetry and moldings, personal washer and dryer and seven-inch white oak hardwood flooring.
Residents can take advantage of a beautiful shared rooftop, equipped with a six-burner natural gas barbeque and outdoor kitchen with sink.
Carriage House features a part-time doorman and IP video intercom system and all homes are pre-wired for a full array of high-tech audio-visual applications. With security and convenience a top priority, cameras are placed throughout the building, allowing residents to control access from any location. The property also features eight private indoor parking spots, a true rarity in Manhattan.
Utilizing a cutting-edge hydraulic lift parking system developed by Harding Steel, residents can park their vehicle in the garage and access the lobby from the same floor. Located in the heart of Chelsea, Carriage House is surrounded by numerous dining, retail, cultural and entertainment options. Directly across the street are Whole Foods and Garden of Eden grocery stores; fashion boutiques like Balenciaga and Parke & Ronen; and popular eateries such as Café Grumpy, La Bergamote, Eataly and Billy’s Bakery. In addition, the High Line, Madison Square Park, Gagosian gallery and Barbara Gladstone gallery are all nearby.
Homes start at $695,000 and range up to $3.6 million. Jocelyn Turken, Joél Moss and Herbert Chou of Warburg Marketing Group are handling sales for the building.
