West Village – Real Estate Market Snapshot

West Village is located with the Hudson River to the west and 14th Street to the north. With its stylish boutiques, meticulously maintained brownstone buildings, and lush green parks, it’s no wonder that people love to live here. In fact, of the 74 homes sold in West Village, 39% closed for less than $1 million. Another 36% sold for $1 million-$3 million, 16% for $3 million-$8 million, and the remaining 8% were $8 million and above.

 

As of May 2024, 136 residential properties in the neighborhood were for sale. 39% were priced $1 million—$3 million, followed by 19% of listings having an asking price of $3 million—$8 million. Additionally, 18% of listings were priced under $1 million, 17% were priced at $12 million and up, and 7% were priced between $8 million and $12 million.

The median asking price for townhouses in West Village was $14.1 million. The median asking price for co-ops was less than a tenth of that, at $1.3 million. The median asking price for condos was $2.65 million.

Of the 88 residential rentals available as of May, 1% were renting for less than $2,500 a month, while 28% asked for more than $9,000 a month. In between, 7% ranged from $2,500 to $3,500 a month, 25% between $3,500 and $5,000 a month, and 39% between $5,000 and $9,000 a month.

Median monthly rents ranged from $3,450 for studios to $16,497 for residences with four or more bedrooms. One-bedroom units had a median rent of $5,100 a month, compared with $7,695 for two-bedroom rentals and $10,500 for three-bedroom units.
