AAdvanced Notice, Edition IV – The Financial District Real Estate Market

Greetings! We are delighted to share the most recent edition of AAdvanced Notice, focusing on the newest and most notable residential and community offerings in the Financial District. The Financial District used to be thought of as “a great place to work, but I wouldn’t want to live there.” That’s because the area seemed to lack quality residential towers, cultural centers, family-friendly amenities or quality dining and shopping options. That has all changed, and now the Financial District is becoming “hot,” with upscale residential towers under construction with soaring harbor views, top-of-the-line amenities and high-end finishes. The area is now replete with fine dining, a range of shopping venues, and an up and coming performing arts center.

Here’s a wrap-up of the newest developments under construction or currently available:

 

FiDi: The New Downtown

50 West Street: This modern curved glass tower soars to 780 feet, with 64 stories of double-height residences ranging from one to five bedrooms, including duplexes and penthouses. The building, located at 50 West Street, features four floors devoted to amenities. The state-of-the-art athletic pavilion features a golf simulator, spin studio, yoga and spa rooms. The children’s and teen recreation rooms include an arts and crafts studio and game room.

50 West will also house a world-class spa in the Water Club, which will feature a 60-foot swimming pool, sauna, steam room. On the 64th floor, the Observatory offers unobstructed views of the Statue of Liberty and Ellis Island, and offers private dining spaces and outdoor lounges. A 6,000-square foot outdoor landscaped outdoor plaza allows residents and guests to enjoy the outdoors and the vibrancy of downtown, and an anticipated pedestrian bridge will connect the plaza to Battery Park City.

130 William Street: The Financial District has attracted residential building contractors because of the boom in retail, dining and entertainment in the neighborhood, as well as the newly reopened Fulton Street transit hub. Unlike many of the glass residential towers springing up in the neighborhood, 130 William’s architecture was inspired by its location on the oldest streets in Manhattan. The exterior will be made of concrete, with large arched windows and double-height loggias on the upper floors. The 800-foot building will have 244 condos, as well as a private IMAX movie theater; a fully-equipped fitness center with yoga room and spa; a pet spa; and a private rooftop observatory deck. The property will also host a new landscaped public plaza.

125 Greenwich Street: This 88-story tower, designed by Rafael Viñoly, will house studio to three-bedroom apartments, including penthouses. Prices range from $1.275 million to $5.55 million. The top three floors will feature an expansive amenity hub, called “The 88” (due to the top floor located on the 88th floor), covers a combined 15,000 square feet. The top floor will house a fitness center with weight room and yoga/Pilates studio. This will overlook the “wellness amenities” on the 87th floor below, which will include a spa, lounge and a 50-foot pool with panoramic skyline views. The 86th floor includes a private dining room, screening room and lounge.

Exhibit Downtown: Located in the heart of the Financial District, Exhibit Downtown is a new 120-unit rental tower offering floor-to-ceiling windows with Harbor and Brooklyn skyline views and incredible light. Most of the apartments have outdoor spaces and all feature top-of-the-line appliances. A curated of collection of photography of iconic New Yorkers of the 60’s, 70’s and 80’s throughout pays homage to NYC history. Residents can enjoy use of a fitness and yoga studio complete with Peloton spin bikes, a penthouse level lounge with billiard tables and poker tables, an outdoor screening area, an indoor/outdoor fireplace, plus a demonstration kitchen with a private dining room and wrap-around terrace.

45 Park Place: This 43-story boutique condo will have a total of 50 one-, two- three- and four-bedroom homes, ranging from $3.8 million to $12 million. The building is expected to have a glass exterior, offering seamless views of the skyline and harbor. The interiors have been created by Italian designer Piero Lissoni, whose influence can be seen in stone and fixtures in the bathrooms and the enormous kitchens, which are to focal point in Italian homes. The building will also include a 50-foot indoor lap pool, Resident’s Club with catering kitchen, a children’s playroom, multiple private fitness spaces and more.

 

Shop ’till You Drop

Retail highlights in the neighborhood include Brookfield Place at the World Financial Center, which includes two dozen high-end retailers such as Burberry, Bottega Veneta and Saks Fifth Avenue, and the Westfield in the World Trade Center Oculus, which features more than 100 stores including an Apple Store. 3 World Trade Center, set to open soon, will also have five floors of retail, including Laduree, Tiffany’s Bose and the first American location of the famed British steakhouse Hawksmoor.

 

Food, Glorious Food

And speaking of food, a new Eataly Downtown location has opened at 4 World Trade Center, and similar a French-themed eatery, Le District, is open at Brookfield Place, including a Michelin-starred restaurant, L’Appart. Above Le District sits Hudson Eats, a food court featuring outposts of dozens of popular casual eating establishments such as Dig Inn, Skinny Pizza, Black Seed Bagel and more. Located in the Oculus at Westfield World Trade Center, Chef Daniel Boulud has created an eat-in or take-out café, while Chef Wolfgang Puck has opened CUT, a steakhouse in the Four Seasons hotel.

 

Arts and Entertainment

The new Pier 17, located at the South Street Seaport, has undergone a complete renovation and will be open this summer. The highlight is an open-air roof covering 1.5 acres, which will serve as an entertainment venue. The venue holds 2,400 seated or 3,400 standing, and will host the Seaport Music Festival starting at the end of June.

A luxury iPic movie theater is located at the Fulton Market, offering in-theater dining from pastry chef Sherry Yard (a three-time James Beard Awardee) and seats with comfortable reclining leather seats with pillow support. The only city outpost of this chain, the theater has eight screens, and premium seats offer wait service during the film, unlimited popcorn and blankets.

Expected to open in 2020, the World Trade Center Performing Arts Venue, which will be called the Perelman Center, was designed to allow for 11 different configurations, so the flexible space can house intimate shows and rock concerts for up to 1,200 people.

As you can see, the Financial District isn’t just for business anymore. City residents and tourists alike are flocking downtown to enjoy the exciting shopping, dining and entertainment options, as well as the views. Living in this neighborhood would be like discovering an entire new city, without leaving the island.
