Mann Residential Report
With over 20 years experience in the real estate business, Annie has often listed an apartment multiple times over the years, selling it in turn to the previous several owners, as well as helping each of those sellers find their new homes.
Annie Cion Gruenberger has been able to build a successful real estate career since 1992 primarily due to her strength in building long-lasting relationships with her clients. She has a natural curiosity in finding out all there is to know about people, their likes and dislikes, where they want to live, and why.
With over 20 years experience in the real estate business, Annie has often listed an apartment multiple times over the years, selling it in turn to the previous several owners, as well as helping each of those sellers find their new homes. In one particular situation, Annie found herself selling a first home to a young couple which she later helped to find a larger apartment, and in turn, guided them on selling the first one they bought through her. She then went on to helping one of their parents sell their home, as they retired to New York City to be near their children.
The core of Annie’s successful and consistently strong business is formed by referrals from satisfied clients to their friends and family members. Another testament to this is how Annie was chosen to sell her current listing, a four-bedroom listing at 200 East 90th Street, which she initially sold to a buyer from her own building where she lives. When the buyer eventually wanted to relocate, she helped them find a new home in Brooklyn. She then sold the apartment at 200 East 90th Street again to a young couple, who also bought a one-bedroom adjacent to the property, renovated it, and are now selling the mint-renovated combination home.
It is very important to Annie to establish and maintain the relationships she has with her buyers and sellers, even attending some of their family milestone events like Sweet Sixteen celebrations and graduation parties. Annie has become a trusted advisor to her customers, keeping in touch over the years with updates on the state of the New York City real estate market, tips on board interviews, and information about up and coming neighborhoods. These updates keep her front-of-mind for customers when they have a need to buy or sell again, or hear of a friend who does.
As a deep-rooted resident of the Upper East Side, Annie naturally has a wealth of experience in this area, but she will go wherever her customers lead her. She has sold real estate all over Manhattan, and is currently working on three properties in TriBeCa. She has sold several apartments in the neighborhood recently, and is now marketing a dynamic, authentic classic loft at 10 Beach Street. The full-floor space is in a converted egg and cheese factory, and one of the first co-ops in TriBeCa after its residential flip.
Annie finds her business can come from surprising places – recently landing a listing exclusive in TriBeCa when the owners came to another one of her exclusive open houses. After observing her casual friendliness and professionalism when interacting with potential buyers at the event, reviewing her Warburg website with floor plans of her current listings, and seeing evidence of her true industry knowledge about the area, they contacted her to list their own apartment.
Annie is open to listing apartments of any size. Her current listings range from a one-bedroom in the East 50’s for $595,000, the apartment she sold to a Top Chef four years ago, to a classic elegant prewar six-room apartment at 480 Park Avenue for $2,595,000, to a six-bedroom condo in the East 70’s for $5,125,000. She represents condos as well as co-ops, but is particularly experienced in preparing board packages for more demanding co-ops. This has resulted in many satisfied customers who appreciate Annie’s guidance in this difficult task, leading to even more client referrals.
As Warburg Realty’s #2 in sales for 2014, Annie Cion Gruenberger has built her long and successful career through the relationships she has developed with business colleagues and acquaintances. When working with Annie, clients receive her full and undivided attention. They know that her warmth and concern that their needs come first, as well as her experience and professionalism, will help them achieve the best result, whether they are selling or buying in New York City.
